Notice given to the tenant

Standard notice period observed before any visit, in line with the tenancy agreement.

Walkthrough visit

A lighter-touch inspection than a full inventory — typically 20–30 minutes.

Report within 24 hours

Often the same day — a short, clear summary with photos of anything that needs following up.

Does the tenant need to be home?

Not necessarily, provided proper notice has been given as required by the tenancy agreement, but many landlords prefer the tenant present.
